Broker Mentor was created by the Directors of Vision Mortgage Solutions to build an online resource to help our team to build and run their businesses. Our business is about providing support, including back office administration, lead generation, credit representation and finally mentoring and coaching brokers to help them to achieve their career and financial goals. We recognised some time ago that while there are many resources available to teach brokers the technical aspects of submitting loans, the missing element in the industry is the guidance of professional coaching to help people to start and to grow their business. Now that the MFAA requires new brokers to enlist in a mentoring program for their first two years in the industry, this service has become even more important to our members.
We have been mentoring brokers since 2003 and over this time we have worked with many brokers to help them to build successful businesses.
Over the years we have helped many brokers to build successful businesses, and Broker Mentor was created to help us with mentoring both new and existing members of our team. Whether you are a full member or an associate members still studying your Cert IV, this website is designed to help you to connect with other brokers and to provide the information you need to help you to grow your business.

It's been a terrible start to the year for many people. Brisbane and surrounding areas has been flooded in the worst weather event since the 1974 floods. Many have lost everything and some have lost their lives.
While I personally have not been affected, many I know have. The knock on effects of such an event have been unbelievable with not only homes lost, but businesses submerged under floodwaters and their employees being told that they may not be back at work for weeks or months.
As a broker during these times, it is important to support your existing clients by researching options for them in case of financial difficulty. Some people have lost everything and are only now realising that they did not have flood insurance, others just simply will not be able to meet their financial obligations for months. Many banks and lenders have financial hardship mitigants built into their mortgage documents, allowing repayments or interest to be put on hold for a period to allow people to recover from the immediate issues. Brokers should check with any of their clients who they believe may be affected and see if they can assist with this, simply to take one more burden from those who are already suffering.
On a more positive note for our team, ASIC advised us yesterday that our Credit Licence had been issued. This comes as welcome news and ensures that all of our Credit Representatives are now covered under our ACL. |

Our new Beenleigh office, branded as Homeloans is opening next Monday and so we're flat out preparing for that. There's all the usual rigmarole of ordering phone systems, internet, furniture, marketing material so it's very busy here.
I'm quite excited as this will give our Brokers in South East Queensland a base of operations, and we're setting up a number of desks in the office so that our brokers can work from there on a casual or full time basis. Historically, I've found that brokers who network or work with other brokers improve their own productivity dramatically, so I really believe that the office will help our team to grow as our brokers spend more time with each other and myself.
Shane Webcke from Homeloans will be coming down for to the shopfront in a couple of weeks to meet with all of the team and talk about his involvement as the "face" of Homeloans in Qld and NSW.
We've had a big jump in our member numbers over the past few weeks. The main reason seems to be our credit representative offering, with membership as a credit representative and our software packaging only costing $440 per year. Also the number of internet hits on www.brokermentor.com.au seems to be increasing which is fantastic news.
In terms of leads, the Christmas period was quiet as expected, but we're now starting to see some results from our lead generation activities, so the outlook for this year is very positive.
My thoughts go out to the people of Gympie, who are the latest victims of the flooding in Qld. We're very fortunate that we live in an elevated area, but even so I can't believe how wet everything is - I walked across our front lawn yesterday afternoon and sank ankle deep, and this is on turf. I can't begin to imagine what it's like for those who are watching the floodwaters inundate their homes and businesses. |

2011 is here, finally!
This month we are opening our new shopfront in Beenleigh, branded through our new agreement as "Homeloans". For those of you who aren't familiar with them, Homeloans is a publicly listed mortgage management company. We have entered into a branding partnership with them to offer Homeloans products through our newly branded "Homeloans" business. Our members can still choose to operate under their own trading names or our other brand, Vision Mortgage Solutions.
We have also finalised our ACR option for members and we now offer ACR status for an annual fee of $440, which is very competitive in relation to the rest of the market. We've seen many new credit representatives join the team and I believe that 2011 will see the team grow in size.
Finally, I hope you will join me in hoping for fairer skies and some relief for the many people affected by the storms and floods of 2010. I know that Rockhampton and a few other towns and cities still have more to come and my thoughts are with those who are still experiencing this.

Now that the 1st of January 2011 has passed, all Australian brokers must be either a holder of a credit licence, or an authorised representative of a credit licence holder.
This has changed the nature of the relationship between "aggregators" and individuals somewhat, as now one of the most important relationships in the industry is that between the licence holder and the credit representative. As a licence holder, ASIC has requirements that you will review and audit the activities of your authorised credit representatives to ensure compliance with the new responsible lending legislation.
We were quite fortunate in the fact that as we have been mentoring brokers for the past 6 years, we have developed a number of processes to ensure quality from the members of our team. ASIC's regulations have simply ensured that we have documented these processes and that we ensure compliance.
Pricing for offering credit representation seems to be quite varied throughout the industry. Our offering through www.brokermentor.com.au is quite simple and I believe one of the best in the marketplace, with no monthly fees and an annual fee of $440 for all of our members. This price also includes software.
